Our process for roof washing includes applying an eco-friendly, biodegradable solution to the affected shingles to loosen any moss, lichen, and other organic staining, and washing off to reveal your newly cleaned roof! Our solution contains NO BLEACH, and is safe for pets, kids, and surrounding vegetation. For roofs that are considerably built-up with moss and debris, we may recommend a presoak in advance to aid in easier removal of debris.

A roof wash may be the short-term solution to a long-term problem! Although it will get your roof looking clean as new, it is important to understand the factors that will cause that moss and algae to return to find the best solution to minimize it's return!
A flowerless plant that thrives in damp shades areas and reproduces by means of spore release. Moss will trap water against the roof causing cracked shingles or water leaks.
Small white/greenish algae fungi that anchor themselves to your shingles by feeding off of the lime contained in most shingles. Even when removed, a faint black mark will stay where they have already eaten through the granules.
These hideous streaks can easily go undetected as being a form of rooftop bacteria but if gone untreated can streak across entire roof.
Moss, though it may be harmless in terms of its anatomy, can cause many problems when it begins multiplying out of control. Moss reproduces through releasing spores from stalked capsules allowing for quick colonization in damp habitats. Not only does moss thrive off of the dampness of your roof, once it starts showing up, the moisture held by the plants trap water from being able to escape, preventing proper evaporation and accelerating organic growth.
Ignoring the presence of moss gives time for trapped moisture to soften the porous material in shingles, causing them to rot and crack, along with being much more vulnerable to elements like rain and wind. Excess moss build up can eventually lead to water leaks, mold, and a significant decrease in your roof's lifespan. It's important to tackle the issue before it turns into a much bigger project!
To find which long-term solution is best for your home, it is important to first identify the environmental factors that may be leading to accelerated growth in your area. When we look at a house, these are the main factors we look it that allows us to predict and identify high risk areas:
Tree coverage or leaves creating the perfect shaded environment.
Leaves or loose debris hold constant moisture on the roof, feeding moss.
Dormers, bump-outs, chimneys, & skylights cause additional shaded areas.
Gutter downspouts that end on the roof allowing dirty water run-off.
Valleys where two roofs merge makes a perfect waterslide for dirty rain.
Type of shingles, newer shingles incorporate algaecide within granuales.
Moss and algae thrive in shaded areas with limited to no sunlight, especially areas that can hold moisture for long periods of time. That’s why if one side of your roof is spotless, it is likely the other side will be in worse shape because it is exposed to less sunlight throughout the day. Although all factors may not be controllable in some regions (woodsy areas or areas exposed to limited sunlight), it is important to know what is causing it to spread in order for us to do our best to guarantee prevention!
Tree coverage is one of the leading factors to rapid growth as it gives the moss a perfect shaded area to prosper. You may notice lichen or moss growing only on a small portion of your roof depending how much shade is given by the surrounding trees. Any branches where leaves are making direct contact with shingles is a major alert since leaves hold moisture that helps the bacteria. Along with areas affected by trees, any dormers; bump-outs; skylights; or returns on your roof are also subject to observation as they cause additional shade to your roof. If you have a 2-story home with a 1-story garage, chances are the garage will be in worse shape as less light will make it to 1 story roof. Any areas that allow dirty water to run down your roof are key areas to look at. If you have gutters that end on the roof or “valleys” where two roofs merge such as a dormer bump-out, it is likely those areas will be more severe and require more attention.
